1. What AfeHab is
AfeHab is a platform that connects tenants with landlords and agents renting properties in Ho and the Volta Region. We review listings and verify agent identity before a property goes live, but AfeHab is not a party to the rental agreement between a tenant and an agent, and does not own or manage any listed property.
2. Accounts and roles
Tenants can search listings, request viewings, sign rental agreements, make payments, and leave reviews. Agents/landlords can submit listings, respond to viewing requests, and draft rental agreements once a viewing is completed. Agent accounts require a Ghana Card number and are subject to admin verification before listings are approved.
3. No fees before a viewing
Agents may not request or accept any payment, deposit, or "inspection fee" from a tenant before a viewing has taken place. Any agent found doing so is subject to suspension following a complaint investigation.
4. Listings and moderation
Every listing is reviewed by an admin before it appears publicly, and may be rejected with a stated reason. AfeHab may remove a listing or suspend an account at any time for fraud, duplicate or misleading listings, or violation of these terms.
5. Bookings and rental agreements
A viewing request must be confirmed by the agent before a visit takes place. Once a viewing is marked completed, the agent may draft a rental agreement stating rent, deposit, and duration; the agreement takes effect only once both the tenant and agent have signed it through the platform.
6. Payments
Payments against a signed agreement are processed through Paystack via mobile money. AfeHab logs every payment attempt and its status as part of the transaction record available to both parties.
7. Reviews and complaints
Tenants may leave one review per completed booking. Anyone may report a listing or agent; reports are reviewed by an admin and only complaints resolved as valid count toward an agent's public complaint record.
8. Limitation of liability
AfeHab provides the platform on an as-is basis and does not guarantee the condition of any property, the accuracy of a listing, or the conduct of any user. To the extent permitted by law, AfeHab is not liable for losses arising from a rental arrangement made between a tenant and an agent.
9. Governing law
These terms are governed by the laws of Ghana.
10. Changes to these terms
We may update these terms as the platform changes. Material changes will be reflected by updating the date at the top of this page.
