1. What AfeHab is

AfeHab is a platform that connects tenants with agents, landlords, and — for some listings — AfeHab itself, renting properties in Ho and the Volta Region. We review listings and verify agent identity before a property goes live, but AfeHab is not a party to the rental agreement between a tenant and an agent, and does not own or manage any listed property (except where a listing is explicitly marked as listed directly by AfeHab).

2. Accounts and roles

There are four kinds of account on AfeHab:

• Tenants can search listings, request viewings, message an agent about a listing, pay a viewing fee, sign rental agreements, make rent payments, and leave reviews.
• Agents submit listings, respond to viewing requests and messages, and draft rental agreements once a viewing is completed. Agent accounts require a Ghana Card number and are subject to admin verification before listings are approved, and to an agent plan (see Section 6) that determines how many listings they may have live at once and how those listings are ranked.
• Landlords self-register to receive payouts on a property once an agent links their account to it, and to track the status of a tenancy. Landlords do not list properties, respond to viewing requests, or message tenants through the platform.
• Admins review and approve or reject listings, verify or blacklist agents, investigate complaints, and — for some listings — act directly as the agent of record.

3. Viewing fees and no off-platform payments

A tenant pays a viewing fee (currently GHS 50, subject to change) through the platform to have a viewing request confirmed. Depending on who listed the property, that fee is paid out to the agent or retained by AfeHab. No agent, landlord, or anyone else may request or accept any payment, deposit, or "inspection fee" from a tenant outside this platform, at any stage of a viewing or tenancy. Any account found doing so is subject to blacklisting following a complaint investigation.

4. Listings and moderation

Every listing is reviewed by an admin before it appears publicly, and may be rejected with a stated reason. A listing is labeled as either agent-listed or listed directly by AfeHab so tenants know who they're dealing with. AfeHab may remove a listing or suspend an account at any time for fraud, duplicate or misleading listings, or violation of these terms.

5. Agent verification and blacklisting

Agents who submit a Ghana Card number for verification may be contacted for a video verification call before their account is marked verified. Separately, an admin may blacklist an agent found in violation of these terms, recording the reason and when it happened. A blacklisted agent can still log in and see their own listings, but cannot create new listings, and their existing listings are hidden from public search. Blacklisting does not cancel or affect a booking, agreement, or payment already in progress at the time.

6. Agent plans

Agents are on one of four plans — Standard, Diamond, Gold, or Enterprise — each with its own limit on how many active listings the agent may have and how those listings are ranked in search and on the homepage. Paid plans are billed monthly through the same mobile money flow used elsewhere on the platform and must be renewed to keep the associated benefits; a plan reverts to Standard if it is not renewed, and listings beyond the reverted plan's limit are hidden from public search (though the agent can still see and manage them). A paid plan does not exempt an agent from listing approval, verification, or blacklisting.

7. Bookings, messaging, and safety features

A viewing request must be confirmed by the agent, who states a meeting point, before a visit takes place. Tenants may message an agent about a listing before or after booking a viewing. Once a viewing is marked completed, the agent may draft a rental agreement stating rent, advance rent months, and duration; the agreement takes effect only once both the tenant and agent have signed it through the platform.

AfeHab offers optional safety features for in-person viewings — recording a trusted contact, sharing viewing details with that contact, and a post-viewing safety check-in. These are aids to help a tenant take sensible precautions, not a guarantee of safety, and AfeHab does not supervise, escort, or verify what happens at a viewing in person.

8. Payments

Payments — viewing fees, rent under a signed agreement, and agent plan subscriptions — are processed through Paystack via mobile money. AfeHab logs every payment attempt and its status as part of the transaction record available to both parties. On a signed tenancy agreement, twelve months' rent is payable to the landlord (or the agent, if no landlord is linked to the property) and an additional half-month is retained by AfeHab as a platform fee; this platform fee is always taken from the landlord's share, never charged separately to the agent.

9. Reviews and complaints

A tenant who completes a viewing may leave one review of the agent and, separately, one review of the property itself, each with a rating and optional comment. Anyone may report a listing or agent, and may flag a report as urgent if it concerns their safety; urgent reports are routed to AfeHab's safety team immediately rather than waiting in the normal review queue. Reports are reviewed by an admin, and only complaints resolved as valid count toward an agent's public complaint record.

10. Limitation of liability

AfeHab provides the platform on an as-is basis and does not guarantee the condition of any property, the accuracy of a listing, the conduct of any user, or the personal safety of anyone attending a viewing or signing a tenancy. To the extent permitted by law, AfeHab is not liable for losses arising from a rental arrangement, a viewing, or any communication made between users of the platform.

11. Governing law

These terms are governed by the laws of Ghana.

12. Changes to these terms

We may update these terms as the platform changes. Material changes will be reflected by updating the date at the top of this page.
